The new office building in Austin is the future home of SXSW, organizers of the world-renowned interactive, film, and music conference held in Austin every March. SXSW will occupy approximately 2 floors and an affiliated company will own the building leaving leasable space over 4 floors to like-minded tenants and business partners. The Lavaca office building will have a total of approximately 150,000 square feet of office space on 6 floors and 300 parking spaces on 5 parking levels.

This project demands creativity and innovative structural solutions.The office floors have a unique structural system that allows for wide open office spaces with 55 feet clear spans to columns. A similar prominent cantilevered corner at the southeast edge of this property at the upper floors will provide for excellent views to the State Capitol and downtown Austin skyline.

Stewardship of resources is a critical aspect of this project as well. The main roof is being designed to be an outdoor plaza of approximately 2,000 square feet that will be surrounded by green roof. At street level, the building’s floor plate is is conceived around a beautiful group of existing live oak trees that will be saved. The project is pursuing LEED Gold and an Austin Energy Green Building 2-star rating.
