Hotel Due Diligence Property Condition Assessment
Walter P Moore, in collaboration with WPM Engineering, provided a due diligence property condition assessment of the Hilton Westchester, a four-story hotel with 445 guest rooms and a conference center, in Rye Brook, New York. Built in 1973, the property is comprised of four hotel blocks, each four stories. An addition to the hotel was constructed in 1977. As the building’s age has reached over forty years, general weathering and aging of exterior enclosure components had begun to impact the watertightness and functionality of the exterior of the hotel.
We provided a due diligence property condition assessment that was tailored to the specific needs, age, and condition of the building. This detailed assessment included a thorough visual walk-through of the building including the exterior wall system, roof system, asphalt pavements and other site features. Upon completion of the review, WPM Engineering provided recommendations for follow-up evaluation, conceptual repair recommendations, and preliminary opinion of probable construction costs for all items that were assessed during the review.
Exterior enclosure components reviewed for remaining useful life and system replacement options included exterior cavity walls, precast concrete lintels, stick-built window frame assemblies, and modified bitumen roof systems on multiple buildings throughout the complex.
