Milano Lofts is a 13-story high-rise apartment building situated in the financial district of Los Angeles. Originally constructed in 1925, the structure was formerly known as the Edwards & Wildey building until 2005 when it was converted into a residential building. Milano Lofts is a registered historic building with the city of Los Angeles. Walter P Moore completed a comprehensive assessment and construction management services in order to facilitate compliance with the Los Angeles Cultural Heritage Commission (CHC) inspection requirements.

We first reviewed historic and recent documents for Milano Lofts, including original drawings, previous assessment reports, and repair and maintenance documents. In a series of drops, our team then completed a field assessment of the entirety of the building façade. Several significant cracks were found in the Terracotta as well as some wear on support components of the outside of the building.

After the visual assessment, we put together a review of the inspection for the client with recommendations that include cleaning, reporting, patching, glaze infill, anchor installation, and Terracotta and brick unit replacements. This review includes preservation consulting and will provide the client general assistance with the CHC. Our team will provide construction management to oversea all repairs and updates.
