Walter P Moore provided civil and traffic engineering for a new luxury residential apartment tower and parking garage. The eight-story building includes two levels of parking, six residential levels, and 12 townhomes.

The site includes landscaped courtyards and pathways that connect public green spaces to retail and market centers, which include Whole Foods Market, unique shops, and restaurants. Civil engineering services included air rights for balconies encroaching over City easements. The project required extensive coordination with the City of Houston, CenterPoint Energy, and CenterPoint Gas to abandon and reroute existing public infrastructure. This was necessary to accommodate the building footprint and maintain service for the surrounding community. Underground detention and the utility system required close coordination to fit the narrow utility corridors and avoid mature trees and proposed landscaping.

Walter P Moore’s collaborative efforts were important in addressing the complicated site issues of access, grading, and utility routing. The mixture of townhomes and mid-rise development maximized the use of the site, requiring our team to provide creative solutions to grading and drainage. We provided consistent and constant conversations with the City of Houston during the design and construction of the project to ensure the project was constructed on time and within budget.
