Woodside Village North Enclosure Assessment and Recladding
Woodside Village is a mixed-used residential, retail, and health-oriented development campus in the community of Westwood, Kansas. The first phase of a three-phase development plan, Woodside Village North was constructed as a four-story structure with ground level retail and restaurants, three levels of apartments, a one-story parking garage, and below-grade parking.
Walter P Moore was originally engaged to provide a repair strategy for water ponding on the apartment balconies. We proposed a concrete repair overlay to slope each balcony away from the building. Though the developer chose not to proceed with the repairs at the time, we were called back once they noticed moisture damage in the apartment interiors. Our systematic investigation—which included interior and exterior exploratory openings and water testing—determined the stucco and water resistive barrier detailing did not meet the original contract documents or industry standards.
With our input, the developer decided to remove the existing cladding on the entire building despite the pressures and scheduling constraints of running a fully leased property. We recommended a comprehensive quality assurance program, including pre-installation meetings, field mockups, water penetration testing, a field damage identification protocol, and step-by step observations on installed systems. The recladding is complete and the second development, Woodside Village South, will begin in late 2020.
