LEED-CI Gold for the win! Walter P Moore’s LA office space takes home the gold.
Overview
Walter P Moore is proud to announce that our downtown Los Angeles office space has achieved LEED®-CI Gold. Our LA office relocated to the downtown area earlier in 2016 and led the sustainability consulting and LEED documentation effort for the new office space. Our corporate commitment to stewardship served as the platform of our certification pursuit, and LEED served as the tool to shape our strategies.
One of the more unique aspects of our LEED pursuit was the implementation of Comfy™ in the office space. Comfy is a software package that interfaces with the base building’s mechanical system and allows users to request additional cooling or heating via a desktop webpage or a smartphone app. Since the occupants have more control over the MEP system, we are able to simultaneously save energy and provide enhanced thermal comfort to employees. Our initial survey found that 93% of our Los Angeles employees felt that Comfy gives them more control over their environment and allows them to be more comfortable than in the previous office space.
While such a strategy is not explicitly covered in the LEED CI rating system, Walter P Moore submitted the use of Comfy as a compliance path for Pilot Credit 85 “Learning Controls for Thermal Comfort.” This is the first project where the use of Comfy has been submitted, and subsequently awarded a LEED point.
The new build-out also reduced potable water usage by 38.8% by using auto controls and meters in plumbing appliances. The space includes daylight-responsive controls for 60.7% of the connected lighting load (100% for all regularly occupied spaces within 15 ft. of windows) and occupancy sensors for 96.4% of the connected lighting load to ensure that lighting is only utilized when necessary.
